What letting fees do you charge?

We are fully committed to transparent fees. Our setup fee is 2.5 weeks' rent for a 6-month tenancy or 3 weeks' rent for a 12-month tenancy. If you choose our Rent Collection service, the monthly fee is 8.5% pcm. For Full Management, the monthly fee is 10% pcm. For HMO properties requiring specialist multi-occupancy management, our HMO Management service is 12% pcm. Any extra services (like Gas Safety, EPCs, and EICRs) are detailed in our transparent fee table above and charged at cost.

Do you handle safety and compliance certificates?

Yes, we do. We manage all mandatory compliance checks, including annual Gas Safety Certificates (CP12), quinquennial EICR electrical certificates, and Energy Performance Certificates (EPC). We work with registered, trusted local contractors in South Wales and arrange these at competitive, transparent rates.

How do you screen and reference potential tenants?

We perform rigorous background screening on all applicants. This includes credit history checks, employment status and income verification (ensuring rent-to-income ratios are met), landlord reference checks, and mandatory immigration "Right to Rent" checks to ensure legal compliance.

What happens in case of a property maintenance emergency?

For fully managed properties, we act as the primary contact point for tenants. We operate a 24/7 emergency maintenance helpline. When an issue arises, we deploy vetted local plumbers, electricians, or builders to resolve the issue, seeking landlord approval first for non-urgent work according to pre-agreed limits.
